INSURANCE

An insurance valuation estimates how much it would cost to rebuild your property from scratch. The calculation is based in using modern materials and techniques, and includes costs such as site clearance. It forms the basis of your buildings insurance policy.

PENSIONS

Periodic valuations of property assets are required to assess the extent to which assets accumulated are adequate to meet future liabilities. To ensure that the fund remains financially sound to meet benefit payments we recommend that these are carried out on a triennial basis.

PROBATE

When someone dies, the executors of their estate will often need a valuation of the property they owned. Probate valuations, as they are called, are then used to calculate inheritance tax.

TAXATION

CAPITAL GAINS

Working out how much capital gains tax you need to pay on a property can be complex, especially when you sell property you have owned for a long time. Our tax valuation service puts a historic value on your property, making self assessment for capital gains tax easier. In particular, we are conversant with retrospective valuations such as Capital Gains Tax, 1982 valuations.


INTERGRAL FEATURES

The introduction of integral features was introduced by Finance Act 2008 and allows for specified elements within a building to attract a writing down allowances at a 'special rate' of 10% per annum. Surveys and valuations of qualifying premises are carried out on the instructions of several notable financial advisors to facilitate that writing down process.
